Property Possession and Eviction Services
If your tenant(s) have stopped paying you rent or are not leaving your property at the end of their contact then we can help. At Help2Rent we understand that dealing with difficult tenants can be a daunting task, especially when they don’t want to leave at the end of a tenancy or stop paying the rent. Over the past 4 years we have worked in close partnership with solicitors. We saw high fees charged by them for legal tenant eviction services by property specialist solicitors. On the other spectrum we witnessed some legal firms that did not specialise in property matters getting paperwork wrong leading to delay in eviction and even outright dismissal at the court. We now provide FREE initial advice and have in-house property possession and eviction services at fixed rates so that there are no unexpected surprises. Get in touch at your convenience, and we'll arrange a good time to talk!..

Our services are fully tailored from serving notice (section 21 or 8), possession claims, legal representation in court, bailiffs to recovering rent arrears and costs.

- Section 21 Notice £80.00
- Court filing £245.00
- Court cost (current fee, payable to HMCTS) £355.00
- County court Bailiff filing £95.00

OR
- Section 8 Notice (fault basis i.e. rent arrears or breach of tenancy) £125.00
- Court filing £220.00
- Court cost (current fee, payable to HMCTS) £325.00
- County court Bailiff filing £130.00
- County court Bailiff cost (current fee payable to HMCTS) £121.00
OR
- High Court Bailiff £800 plus*
Legal representative – court attendance £145 plus per hour**
*We only recommend use of High Court bailiffs where rent is at stake and tenants have stopped paying rent as High Court Bailiffs are slightly faster than county court bailiffs. Additional charges may also apply where a Writ has to be transferred from county court to high court.
** In most cases, landlords can attend courts and represent themselves especially where it is a straightforward matter. Complicated cases or where a landlord does not feel confident then one may use a legal representative such as a property specialist solicitor or barrister to represent them on their behalf. Where required, we can provide you a quote for this.
